*GENERAL QUESTIONS

1)What is a home inspection?
A home inspection is a visual assessment of a property's accessible systems and components—including the structure, roof, plumbing, electrical, HVAC, and more—to identify potential safety issues, defects, or maintenance needs. It’s a snapshot of the home’s condition at the time of the inspection.

 

2)Why do I need a home inspection?
Buying a home is likely the biggest investment you’ll make. An inspection helps uncover hidden problems so you can make informed decisions, negotiate repairs, or plan future maintenance. Even sellers and current homeowners benefit from understanding their home’s condition.

*DURING THE INSPECTION

1) How long does a home inspection take?
Most inspections take 2 to 4 hours, depending on the size, age, and condition of the home. Larger or older properties can take longer.

2) I have animals at the property, what should I do?

We would ask that the animals be properly secured in an area not being inspected and move them when we need access to that room or area.  We love animals but many times the animals may view us as intruders to their "territory" even if they have no history of guarding, we would prefer everyone to be safe, so please have them under your control or safely out of the way.

 

*WHAT'S INCLUDED

1) What does a home inspection cover?
We inspect major components such as:

• Structural integrity (foundation, walls, roof)

• Roof and attic

• HVAC system

• Plumbing system

• Electrical panel and wiring

• Windows, doors, insulation, and ventilation

• Interior/exterior walls, ceilings, and floors

• Garages, decks, porches, and more

 

2)What’s not included in a standard inspection?
We do not open walls, move furniture, or test systems that are turned off. Also excluded are:

• Pools/spas (unless requested)

• Sewer scope inspections

• Environmental testing (mold, radon, asbestos)

• Code compliance verification

We can often offer or refer these services separately.

 

*AFTER THE INSPECTION

1) When will I receive my report?
You’ll typically receive your full digital report within 24-48 hours of the inspection—often the same day, if payment has been received.

 

2) What if the report shows problems?
Most homes—even new ones—have some issues. That’s normal. We’ll help you understand which findings are minor maintenance, common age-related wear, and which may be safety or major repair concerns.

2) Do you offer re-inspections?
Yes! After repairs are made, we can return to verify that the work was completed correctly. This is especially useful before closing on a home.

 

*HIRING & LICENSING

1) Are you licensed and insured?
Missouri is an unregulated state, and you don't actually have or need a license to work as a residential inspector.  However, we are Certified Professional Inspectors with InterNACHI and carry both professional liability (E&O) and general liability insurance. 2) How do I choose a qualified inspector?
Look for an inspector who is:

• Certified by InterNACHI, ASHI, or a state agency

• Experienced and communicative

• Clear in their reporting style
